REGISTERED GUESTS & OCCUPANCY
The maximum number of guests permitted on the property is 12. Only guests included on the reservation are allowed on the property at any time. Visitors, gatherings, or additional guests beyond those registered are not permitted. Third-party bookings are not permitted. The name on the reservation must match the primary guest staying at the home, and the booking guest must be present for the duration of the stay. The reservation must reflect the accurate number of guests staying at the property.
EVENTS, PARTIES, GATHERINGS
Celebratory stays (such as birthdays, bachelorette trips, golf outings, or reunions) are welcome provided all guests are registered on the reservation and no outside visitors are invited. Events, parties, or gatherings involving individuals not included on the reservation are not permitted. See details about decorations.
OUTSIDE VENDORS
All outside vendors (chefs, catering, photographers, decorators, florists, spa services, fitness instructors, etc.) must be approved by the host prior to stay. For safety and property protection, commercial or outdoor cooking equipment may NOT be brought onto or used at the property, inside or outside. This includes hibachi/teppanyaki setups, flat-top griddles, fryers, or propane cook stations. Chefs are welcome to use the home’s indoor kitchen and the built-in backyard BBQ grill. Small countertop kitchen appliances used for normal meal preparation (such as crockpots, slow cookers, blenders, or electric griddles) are permitted.
Unapproved vendors on the property (inside or outside) may result in additional fees and/or cancellation of the reservation.
QUIET HOURS & NEIGHBORHOOD RESPECT
Please have fun while still being respectful of our neighbors. Excessive noise, especially during quiet hours, is the most common reason neighbors contact law enforcement. Our home is in a wonderful residential neighborhood, and we want to keep hosting for years to come. Quiet hours are observed from 10:00 PM to 7:00 AM, outdoor gatherings should move indoors after 10pm.
Noise levels (sound only, no conversations) may be monitored to help ensure compliance. If excessive noise is detected or reported to the host, a warning message will be sent if possible, however, we cannot guarantee a warning prior to law enforcement being contacted. Guests are responsible for any fines, penalties, or fees assessed by law enforcement as a result of guest behavior.
Tampering with, disabling, or removing noise monitoring equipment is not permitted and may result in immediate cancellation of the reservation and charges for any resulting damage or equipment replacement.
OUTDOOR AMPLIFIED MUSIC
Music played inside the home is welcome, but it must not be audible from outside during quiet hours. Keeping the doors and windows closed at night will help prevent sound from carrying. Outdoor amplified music is not permitted, this includes large speakers, DJ equipment, microphones, karaoke, or any device that projects sound outside the home. Background music during the day at a conversational level is permitted, but must not disturb the neighbors. We are required to prevent disturbances to neighbors, and repeated noise violations may result in cancellation of the reservation without refund.
SMOKING & VAPING (Zero Tolerance)
Smoking or vaping of any kind is strictly prohibited anywhere on the property, including indoors, outdoors, patios, pool area, and garage. Violation of this policy may result in immediate cancellation of the reservation without refund and removal from the property. Additional cleaning or odor remediation costs will be charged as applicable.
PETS
We adore animals, but pets are not permitted on the property. Unauthorized pets may result in additional cleaning charges or cancellation of the reservation without refund.
POOL & SPA SAFETY
Guests use the pool and spa at their own risk. No lifeguard is on duty. There is no pool fence or physical barrier between the home and the pool/spa area. Guests acknowledge and accept responsibility for supervising all individuals, especially children, at all times. Patio doors are equipped with audible alerts that activate when opened or closed. Pool heating is available for an additional fee and must be requested in advance. Hot tub use is included.
The pool and spa are professionally serviced and regularly maintained to ensure a clean and safe experience for all guests. If pool or spa use during a stay results in contamination, damage, or conditions requiring a water drain, refill, or additional treatment beyond normal maintenance, guests may be responsible for the associated service and water replacement costs.
For safety reasons, glass is not permitted in any outdoor or pool/spa areas. Broken glass in outdoor areas or the pool may require professional cleanup and water treatment, and any resulting service or repair costs will be charged.
POOL & SPA EQUIPMENT
Pool and spa equipment settings must not be adjusted or tampered with by guests. The pool vacuum must remain in the pool at all times to keep the pool water clean and avoid damaging equipment. Please contact the host if assistance is needed. Damage resulting from unauthorized adjustments will be charged.
POOL & HOT TUB USE – REQUIRED ACKNOWLEDGMENT
By booking this property, you acknowledge that the property includes a swimming pool and hot tub which involve inherent risks including slipping, drowning, injury, illness, or death. You voluntarily assume all risks for yourself and all members of your party and visitors. No lifeguard is on duty. Children must be supervised at all times. You waive, release, and hold harmless the property owner, manager, and insurers from any claims arising from use of the pool or hot tub. Agreement is required as a condition of booking.
POOL & HOT TUB SAFETY ACKNOWLEDGMENT (REQUIRED)
Use of the pool and hot tub requires acknowledgment of the safety waiver included in these House Rules and completion of a short online acknowledgment form prior to check-in. Instructions and link will be provided after booking.
PROPERTY CARE/DAMAGE
Guests are responsible for the home and its contents during their stay. If you notice something is broken, please report it ASAP so it can be fixed or replaced. Accidents happen and are much less likely to be subject to charges when reported ASAP. Any excessive damage or missing items will be charged based on documented repair or cleaning.
Normal checkout cleaning is expected (used linens, dishes, trash). Excessive mess, stains, spills, trash accumulation, or conditions requiring cleaning beyond a standard turnover may result in additional cleaning charges.
SECURITY & MONITORING
Exterior security cameras are located at the front entry, driveway and backyard gate/pool equipment. No cameras are located inside the home or in private interior spaces. Cameras are used for security and occupancy monitoring in accordance with Airbnb policies.
Tampering with, disabling, or obstructing exterior security cameras is not permitted and may result in immediate cancellation of the reservation and charges for any resulting damage or equipment replacement.
CHECK-IN/CHECK-OUT
Self check-in is provided. Check-in at 4:00 pm and check-out at 11:00 am must be observed unless prior approval is granted. Early or late checkout may be available by request only and is subject to availability. Unauthorized late checkout may result in additional charges.
DECORATIONS
Decorations are permitted provided they do not cause damage to the home. Confetti, glitter, nails, hooks, tape, adhesives, or any materials that may damage walls, ceilings, furnishings, or surfaces are not permitted. Remove all decorations before checkout. Any damage or excessive cleanup related to decorations will be charged.
PROPERTY SECURITY
Guests are responsible for securing the home during their stay, including locking doors and closing windows when leaving the property. Garage access is provided as a convenience feature. Guests are responsible for ensuring the garage door is fully closed when not in use and for any damage resulting from misuse.
COMPLIANCE & ENFORCEMENT
All House Rules are conditions of the reservation. Failure to comply with any rule may result in cancellation of the reservation without refund, removal from the property, additional charges, as applicable.
